| All applicants for properties
are given the earliest opportunity to view a vacant
property (usually within 24 hours).
A viewing takes around 30 minutes or as long
as it takes to answer all questions. In that time,
we have an opportunity to get to know the applicant
and their expectation as a tenant and they will
understand our expectation as a manager.
We complete an International Tenancy Database
check on every applicant with a drivers licence
or passport. TICA tenant database is used to check
the applicants rental history.
The applicant fills in a an application form
with previous rental history as well as employment
history, past and present. All references and
information is checked. The final choice of tenant
is yours after we give you our opinion on your
applicant.
We are clear about the 2 most
important responsibilities of a tenant
1. Pay your rent on time with the Rentpay
system
2. Look after the property
If your tenant is 2 working days late with rental
payment, a phone call or message is given to explain
the situation. If no response, a breach notice
is issued.
We communicate with you in needing to take further
action.
We suggest 6 monthly rental reviews and consult
with the owner before offering a new lease.
