Routine Inspections
These are inspections done firstly after the initial six weeks of tenancy. It is a "follow-on" from the Property Condition Report "PCR" so that you have an idea of how your tenants are looking after your property.

kitchenIt includes 4 or 5 photos as well, especially useful for those of you who live a long distance from your investment property. If you live locally and would like to attend an inspection, just let us know and we will make sure you have plenty of notice of when the inspections are. The tenant is given a letter of notice 7 days prior to the inspection with an option to re-book the inspection if it is inconvenient to them.

Here is the checklist we send to our tenants:

Kitchen

    • Clean oven & grill
    • Wipe all bench top
    • Clean light shades, make sure there are no insects collecting in lights (possible fire hazard)
    • Wipe around the seal of the dishwasher (if fitted)
    • Clean ceiling fan covers or extractor fan covers
    • Remove cobwebs

Bathroom

    • Clean toilet(s)
    • Clean ceiling fan covers
    • Scrub shower tiles removing any mould.
    • Clean shower screen
    • remove soap scum

General

    • Sweep and mop floors
    • Vacuum all carpets
    • Wipe light switches
    • Clean air conditioning vents
    • Wipe marks of walls (if any)

    Yard:

    • Lawn mowed and edged
    • Paths and Patios swept
    • Free of animal debris (if keeping a pet)
    • Garden bed free of weeds & scrubs lightly pruned

Please advise us below of any maintenance issues
that need attending to – leave this sheet out for our inspector to collect.
